Yeah, Florida definitely has some great real estate prices! Different markets, different opportunities. Here in Massachusetts, especially the South Shore, land values are higher but so is rental income potential. Our ADUs typically run $350-450K depending on septic and site conditions, but when you factor in the family benefits , keeping aging parents close, housing adult kids it all works hope all is well

Thanks! Great eye , this design maximizes the bedroom and kitchen space in 610 square feet. The open floor plan lets the kitchen area double as a living space, but you're right, no dedicated living room. That was intentional for this family's needs, but we can absolutely design ADUs with separate living rooms depending on what works best.
As for Rhode Island , we're Massachusetts-based and focus on the South Shore and Plymouth County area. RI would be outside our service area, but ADU regulations are changing fast down there too. For this one, we had to install a completely separate septic system since the existing one couldn't handle the additional load. Great question! Yeah, it's both cost and availability. Wood is abundant here on the East Coast, and stick-built construction is what our crews know best. Plus wood is actually a fantastic building material , flexible, insulating properties, and honestly faster to work with than concrete. We can frame this whole ADU in a couple days versus weeks for concrete forms.
That said, we're not cutting corners. This is built to the same standards as any custom home , proper insulation, vapor barriers, quality lumber. The craftsmanship is what matters. We've been doing this since 1991 and wood construction done right will outlast all of us.

Great question! Under the Massachusetts Affordable Homes Act that took effect February 2, 2025, ADUs are now a right for any single-family homeowner , towns can't ban them anymore. They're mandated to comply. That said, you're absolutely right that some towns will try to make it difficult with extra requirements or slow permitting.
I've fought this fight before and won. If you want to fight with the town, I'll go fight with the town. I love it. And I don't like to lose either. We've navigated enough municipalities now that we know what we can do and how to get permits approved. That's part of what we handle for you , the whole permitting process, Board of Health, all of it.

First off, Methuen recently passed their own ADU bylaw, so you'll want to check with their building department on the specifics. Generally, ADUs in Massachusetts need to be under 900 sq ft or 50% the size of the main house, whichever is smaller. They also can't be used for short-term rentals.
Beyond that, the big things are having the right permits, handling the septic system, and making sure the design meets all local zoning and building code requirements. It can get a bit tricky, but a good ADU builder can guide you through the whole process.
